- 2023: the first design of the site.
- 2026: rebuilt on a clean sitemap and site structure, a topical map behind the pages, and each page matched to the intent its search results reward.
What does AEO and GEO optimization mean for a vacation rental business?
Harmonized Getaways rents waterfront and in-town homes in Virginia's Northern Neck and manages homes for owners. Its vacation rental SEO now has two layers: the 2026 rebuild's structure, and AI search work on top of it. The owner wanted more enquiries, and more of the people planning a trip now ask ChatGPT, Google's AI answers or Perplexity before they ever open a listing site.
Answer engine optimization means structuring a site so those engines can find a clear answer and attribute it. Generative engine optimization means being the source they choose when they write one. For a rental business that comes down to plain facts, marked up properly, about where the homes are, what they offer and who they suit.
What was changed to make the site quotable by AI search?
Speakable markup
SpeakableSpecification tells engines which passages are written to be read aloud or quoted, which is rare on a rental site.
Services and offers as data
Service and OfferCatalog schema describe what's actually for rent, instead of leaving an engine to guess from a gallery.
A located business
LocalBusiness markup with coordinates and an address, so the homes are tied to the Northern Neck, not just to Virginia.
A list engines can read
The properties are marked up as an ItemList, and the 1,530 word homepage is organised around the questions a guest asks.
Why does Search Console show two homepages for one site?
Because Google has been reporting both hosts. https://harmonizedgetaways.com/ drew 12,294 impressions at position 13.2, and https://www.harmonizedgetaways.com/ drew another 11,180 at 5.3. The live site redirects HTTP to HTTPS and canonicalises to the non-www version, but ranking signals split across two addresses rank weaker than the same signals on one.
The www version actually ranked better in that window, which made consolidation worth doing carefully. By 27 September 2026 the www host 301s to the non-www one, so the split in the 13 June to 11 September data is waiting to consolidate. What's left is http://www, which takes two hops instead of one, and it's the kind of problem that stays invisible until you read the redirects line by line.
Which pages bring Harmonized Getaways its traffic?

|---|---|---|---|---|
| harmonizedgetaways.com/ | 252 | 12,294 | 2.05% | 13.2 |
| www.harmonizedgetaways.com/ | 118 | 11,180 | 1.06% | 5.3 |
| /virginias-northern-neck/ | 67 | 3,763 | 1.78% | 8.7 |
| /northern-neck-waterfront-vacation-rentals/ | 21 | 916 | 2.29% | 24.2 |
| /about-harmonized-getaways/ | 18 | 810 | 2.22% | 5.6 |
| /property/historic-rosegill/ | 18 | 650 | 2.77% | 16.8 |
| /property/windmill-point-retreat/ | 18 | 536 | 3.36% | 10.5 |
| /property/harmony-tides-cottage/ | 15 | 149 | 10.07% | 8.0 |
Why did reach grow 31% while the click rate fell?
The previous quarter ran 542 clicks from 42,994 impressions at position 22.3. This one ran 628 from 56,320 at 24.7. The site is being shown for more searches, and a lot of those new searches are ones it ranks poorly for.
That's the normal shape of early growth: breadth first, position second. More impressions on weaker positions pull the average click rate down even while total clicks go up.
How does a Northern Neck rental compete with Airbnb and VRBO?
Not on the generic searches. 'Beach house rentals' showed the site 337 times at position 3.0 and produced one click, because people searching that broadly want a marketplace full of choice.
It competes on place. 'Northern neck vacation rentals' ranks at 7.1, 'vacation rentals northern neck va' at 9.0 and clicks at 8%, 'northern neck rentals' at 6.4. A traveller who's already chosen the Northern Neck is the one a local operator can win.
Why do desktop searchers almost never click through?
Desktop brought 43,537 impressions, 77% of the total, and clicked at 0.50%. Mobile brought 12,430 and clicked at 3.11%, and tablet at 6.23%. The desktop impressions are mostly broad research. The phone and tablet searches are closer to a booking.
| Device | Clicks | Impressions | CTR | Position |
|---|---|---|---|---|
| Mobile | 387 | 12,430 | 3.11% | 23.4 |
| Desktop | 219 | 43,537 | 0.50% | 24.2 |
| Tablet | 22 | 353 | 6.23% | 25.0 |

What does the Harmonized Getaways case study teach?
Three things this project shows that apply well beyond this one site, each backed by a number above.
Own the place, not the category
'Northern neck vacation rentals' ranks at 7.1, while 'beach house rentals' clicks at 0.30% because marketplace searchers want choice.
Pick one host and keep it
The www homepage ranks at 5.3 and the non-www one at 13.2, so signals split across two addresses rank weaker than one.
Structure comes before AI markup
The 2026 rebuild started with the sitemap, the site structure and a topical map, and the schema for AI answers sits on top of that.
Which services did the Harmonized Getaways project use?
Each one below is backed by the evidence on this page. Open the one that matches your own problem.
What won't this case study claim?
Click rate went the wrong way, 1.26% down to 1.12%, and average position went from 22.3 to 24.7. That's what gaining reach on terms you rank badly for looks like, and it's the honest reading of a 31% impression rise. The other thing I can't show you here: AI and generative engine citations don't appear in Search Console, so the part of this brief aimed at them isn't evidenced by this screenshot. Treat the AI work as done, not as proven.
What do people ask about vacation rentals and property management SEO?
What is AEO for a vacation rental website?
Answer engine optimization structures a rental site so AI answers can quote it: clear facts about location and homes, marked up with schema like LocalBusiness, Service and SpeakableSpecification. Harmonized Getaways carries all three.
Can you measure AI search citations in Google Search Console?
No. Search Console doesn't report ChatGPT, Perplexity or AI Overview citations separately, which is why Harmonized Getaways' AI work is described as done rather than proven by its Search Console numbers.
Why does Search Console show both www and non-www versions of my homepage?
Google has crawled and reported both hosts. Harmonized Getaways shows 12,294 impressions on the non-www homepage and 11,180 on the www one. Splitting signals across two addresses weakens both, so they should be consolidated to one.
Why did my impressions go up but my click rate go down?
New impressions often come from searches you rank poorly for. Harmonized Getaways' impressions rose 31% and clicks 16%, while its click rate fell from 1.26% to 1.12% and average position slipped from 22.3 to 24.7.
How can a small rental company compete with Airbnb in search?
By owning local searches. Harmonized Getaways ranks at 7.1 for 'northern neck vacation rentals' while broad searches like 'beach house rentals' produce almost no clicks, because marketplace searchers want choice.
Where do these numbers come from?
Every figure on this page was pulled from sc-domain:harmonizedgetaways.com through the Google Search Console API, over 13 June to 11 September 2026. The tables weren't typed off the screenshot. Where the picture shows a slightly different number, it's because it was captured at a different time from the API pull, so its date range doesn't line up exactly with the window.
The technical details, the schema types, sitemap size, image alt text and redirects, were read off the live site on 15 September 2026. Nothing here is modelled, estimated or averaged across clients, and there's no percentage without the number it's a percentage of.
That's the same technical SEO audit your site would get. You'd see the number that's working and the one that isn't, with the window stated, so you can check it in your own Search Console.
Posts that use this site as their example: choosing www or non-www for a WordPress site, measuring the traffic ChatGPT sends and writing a monthly SEO report an owner can read. The ChatGPT one sits with the posts on clicks and AI search.
